Hiện nay, điều đáng lo ngại nhất là các nhà đầu tư đất nền đang sử dụng đòn bẩy tài chính một cách quá đà. Đây là một trong những khuyến cáo của Savills Việt Nam về tình trạng sốt đất diện rộng đang diễn ra tại nhiều địa phương.

Ông Sử Ngọc Khương, Giám Đốc Đầu tư Savills Việt Nam, cho biết, giá đất tại nhiều địa phương có những biến động đáng kể so với nửa năm trước. Nguyên nhân tăng giá có rất nhiều lý do, trong đó có sự đẩy giá của các thành phần môi giới. Ngoài ra, nhu cầu ở của người dân là có thật. Do vậy, bất động sản vùng ven có giá rẻ đang trở thành miếng mồi ngon của khách hàng và các nhà đầu tư. Đơn cử như thị trường mua bán đất Điện Thắng Trung, Long An,…

Để hình thành một đơn vị nhà ở, giá bán đất chiếm từ 40-60% và nếu như giải quyết được chi phí đất thì sẽ có sản phẩm hợp túi tiền cho người dân. Thế nhưng, từ khi có ý tưởng đầu tư đến tạo ra sản phẩm kéo dài từ 3-5 năm hoặc dài hơn, việc tăng giá đất là diễn biến gần như tất yếu.

Theo dữ liệu thị trường thứ cấp của Savills, tính đến thời điểm Q1/2018, tại các quận có quy hoạch tốt, giá bán đất nền tăng 5%-15% theo quý và 15%-25% theo năm. Mức tăng giá này được nhận định nằm trong ngưỡng an toàn, song song với sự phát triển của thị trường nói chung.

Việc giá đất tăng có điểm tích cực là nhu cầu nhà ở của người dân được đa dạng hóa và tính thanh khoản cao. Còn mặt tiêu cực là dù không hẳn là cơn sốt ảo, nhưng mặt bằng giá tăng lên sẽ hạn chế sự lựa chọn cho người mua với khả năng tài chính hạn chế.

Lợi dụng cơn sốt đất, nhiều môi giới bất động sản thổi giá sản phẩm đất nền với giá trên trời nên các nhà đầu tư và khách hàng cần tìm hiểu kỹ lưỡng về giá cả bất động sản để tránh gặp phải những rủi ro đáng tiếc xảy ra.

This may not help but I use LAV filters .

They are what are used by ImgBurn when I use FLAC files as the source for writing an Audio CD.

I would tag the FLAC files first.

That way it is easy to use the tag setting for writing a .cue with ImgBurn .

How did you do the compare of the .wav files written from .FLAC files with the original .wav ?

What software you used to do the byte comparison.

I tested a .flac file burned to an Audio CD with ImgBurn & ripped back to .wav with EAC .

I also tested the original ,wav that was ripped from the commercial Audio CD with EAC.

The original .wav rip was done some time ago with EAC  with an optical drive I no longer have.

 So were the .flac files created from it with dBpoweramp.

I recently burned those .flac files to a CD with ImgBurn & ripped them back to my hard drive with EAC.

I did a compare with EAC & they were different.

I would like to test them your way.

PM received & instructions followed.

I've had no problems writing audio files from an EAC created .cue or an ImgBurn created .cue to a CD disc with ImgBurn.

liaemars only posted the OP .

If I can be of any help to him I will.

I will probably install madflac to see how it does but I've always had good sounding .FLAC files created with dBpowerAMP.

Those are the .FLAC files dBpowerAMP. creates with its' "MusicConverter.exe".

I rarely rip with dBpowerAMP. as I prefer EAC for ripping to .wav files .
